POSITION PURPOSE: Under administrative direction of the Sr. Director of Capital Planning, Design and Construction, the Facilities Project Manager will manage construction projects on campus and ensure projects are completed on schedule and in accordance with approved construction documents. The Project Manager will achieve this through coordinating plans and actions with appropriate campus staff while acting as a liaison between construction team members, and other construction vendors. The position is also responsible for maintaining record drawings and data files.

DUTIES & RESPONSIBILITIES:

Project Management of CSUB Construction Projects
Responsible for managing all aspects of assigned projects through the full course of the project life cycle including planning, design, construction, and closeout phases. Independently leads and direct projects requiring high levels of functional integration and involving multiple disciplines to be managed. This includes those associated with real estate development, capital improvements, major maintenance and repair, deferred maintenance, and infrastructure improvements. Coordinates and evaluates project delivery methods, design documentation needs, necessary consulting services, and other supporting efforts necessary to successfully deliver assigned projects. Coordinates as necessary throughout all project phases with the Campus Deputy Building Official, Construction Administrator, and others. Coordinates meetings and activities keeping those involved up to date regarding planning, design and construction activities, and project’s budget and schedule. Submits reports, as requested, concerning all facets of a project including budget, schedule, cash flow, outstanding issues, quality control, RFIs, submittal logs, inspection logs, contingency balance and other pertinent issues. Responsible for ensuring all applicable projects met current building codes and regulations. Responsible for ensuring design professionals and contractors are in full compliance with their contracts and comply with all applicable safety and environmental codes, regulations, and CSUB and Chancellor’s Office policies and procedures. Oversee and develop CSUB capital, and modernization project’s acquisition in concert with CSUB Procurement. Coordinate CSUB capital or minor projects with CSUB stakeholders, oversight and regulatory authorities, and the CSU Chancellor’s Office to include design and construction reviews. Responsible for maintaining a safe environment zone for all staff, students, visitors, and contractors. Responsible for coordinating construction activities to ensure the safety and comfort of students, staff, and visitors.
Project Management
Evaluate change orders for cost and schedule impact and make recommendations accordingly. Review and coordinate submitted invoices and progress payments ensuring accuracy and compliance to contract and financial/procurement regulations. Coordinate and review Record Drawing preparation, commissioning, facility acceptance and contract close-out. Check for accuracy of Record drawings, Warranties, O & M Manuals and Extra Stock as part of closeout. Act as the primary coordinator for Titles 19 and 24 CCR codes, regulations, and statutory compliance. Act as the liaison between contractors and campus department and staff.
REQUIRED QUALIFICATIONS:

EDUCATION & EXPERIENCE - A bachelor’s degree in Architecture, Engineering, Construction Management, or related field and at least five (5) years of experience in construction project management. Equivalent combination of education and experience may be considered.

LICENSES - Possession of a valid driver’s license or the ability to obtain by date of hire.

SKILLS, KNOWLEDGE & ABILITIES (SKA’s) -

PREFERRED QUALIFICATIONS:

PHYSICAL DEMANDS: MEDIUM WORK - up to 40% of the activities involve sitting, standing, squatting, kneeling or walking; lifting heavy weight objects limited to 50 pounds; may involve pushing and pulling objects within the weight limits.
