About the Role
We are seeking a Senior Analyst to join our Acquisitions team and play a critical role in underwriting equity and debt opportunities across our development and investment platform. This is a highly analytical, hands-on role for a candidate with deep experience underwriting residential condominium development deals in NYC, strong Excel and financial modeling capabilities, and meaningful exposure to debt and capital markets.
Responsibilities
- Underwrite ground-up and conversion residential condo development opportunities in Manhattan and Brooklyn from acquisition through exit
- Build and manage sophisticated Excel-based financial models, including development pro formas, joint venture equity structures, and complex waterfall/promote distribution models
- Analyze and underwrite additional asset classes including multifamily, office, and retail
- Evaluate and structure debt financing, including construction loans, mezzanine financing, preferred equity, and other credit products
- Work with lenders, debt funds, mortgage brokers, and capital markets professionals
- Assist in evaluating NYC zoning, including FAR, height, use, bulk, and entitlement considerations
- Analyze and model the impact of NYC tax abatement and incentive programs, including 485-x, 467-m, and similar programs
- Prepare investment memoranda and internal presentations for senior leadership
- Support due diligence efforts, including review of zoning analyses, budgets, leases, consultant reports, and legal documentation
- Minimum 4-5 years of experience underwriting residential condominium development deals specifically in Manhattan and Brooklyn
- Experience underwriting other asset classes, including multifamily, office, and retail
- Advanced Excel proficiency, including demonstrated expertise in development modeling and waterfall/promote structures
- Significant experience on the debt / credit side through a debt fund, mortgage brokerage, or capital markets role
- Strong working knowledge of New York City zoning regulations and entitlement considerations
- Familiarity with NYC tax abatement and incentive programs, including 485-x and 467-m
- Strong understanding of NYC real estate capital stacks and development economics
- Highly detail-oriented, organized, and comfortable working in a fast-paced, transaction-oriented environment
- Strong written and verbal communication skills
- Expectation that this role is primarily in-office in New York City; this is not a remote or work-from-home position
- Experience at a NYC-focused real estate developer, private equity firm, debt fund, or capital markets group
- Direct exposure to construction financing and complex capital structures
Pay range and compensation package
Salary starts at $150,000 and benefits include healthcare with an Employer contribution (subject to applicable exclusions and limitations), access to commuter benefits, and a 401(k)
